Covai’s success is largely due to its clear operation policies on infrastructure and asset maintenance.

A standard process is well laid out in the resident’s manual.

Preventive maintenance activities are done periodically by the in-house team or facilitated through external agency, when expertise is required.

Electrical, plumbing, carpentry and masonry work can be availed by residents. The residents are sensitized to route their requirements through housekeeping to ensure security and safety.

Residents are not allowed to employ their own mason, gardener, cook, plumber, carpenter, electrician, house maids, stewards etc. Covai will arrange all this from the staff on its rolls due to security reasons.

Sewage treatment plants, reserve osmosis plant, water distribution network, water storage cleaning etc., are done as per a well laid out document on maintenance.

Water is tested periodically for iron content and other contaminations if any. Any intervention required, is carried out immediately. Test reports are displayed.

Similarly, public electrical systems, switchgears and transformers, common area lighting, solar panels etc., are maintained well.

Any damage that may result due to renovation or repair works, including civil work, is taken up on priority without any hardship to the residents.

Periodical pest control of common areas including facilities is carried out.
